1255 Columbus Ave. - Russian Hill Corners
This project is just underway.  A group called Russian Hill Corners, LLC is to
do the development.

Members of the Aquatic Park Neighbors attended a presentation March 18,
2009 by developer
Todd Dworman and his project team of plans to  replace
an office building at 1255 Columbus Ave. with a multi-unit residential
structure to include street-level retail space.

The proposed building will partially occupy the block surrounded by Columbus to the East, Leavenworth to the
West, North Point to the North, and existing buildings separating Bay Street to the South.

The building is slated to include 20 condominiums that consist of 2- and 3-bedroom residences plus 2 or 3
commercial spaces.

Dworman and his architect,
Toby Levy of Levy Design Partners, discussed their hopes that the building would fit
the
Residential Design Guidelines and be appropriate for the site. They also talked about their plans to make the
building "green" in that its design could use the latest in environmentally sound technology.

The height of the building should be kept within the 40-foot height limit, but may appear to be taller in some
sections of the site that include a hillside.

They anticipate needing an administrative variance to accommodate parking.
