721 Beach Street
Project Description:  The project at 721 Beach Street is a proposal for a
mixed use building. It is located directly across from Aquatic Park, next to
the historic Buena Vista pub.

Due to the use of a subjective slope measurement, 721 Beach will
effectively be a 55 foot high building that is out of scale with the existing
neighborhood.

There are several very poor precedents that this building sets for our
neighborhood.  Above and beyond the obvious effects a large building like  
this will have, other issues include a lack of residential parking, lack ofcommercial parking and inappropriate
height of 55 feet / 5 stories.  Neighbors believe approval of this project at the proposed height would set
dangerous precedents.

Neighbors are not averse to something being developed in that lot; it is currently underutilized. However the
proposal is out of alignment with the neighborhood and would create a significant, negative, impact to our area
with increased traffic and parking issues as well as obvious detrimental impacts to neighbors adjoining the
property.

There are significant light, air and glare issues that have already been identified with this project. Although they
most directly affect Hyde Street and North Point neighbors, they indirectly affect the whole APN because this can
set a precedent.

Where we are with the development: The developer and planning department put together a preliminary
mitigated negative declaration for the project's environmental review. This means that the project is being seen as
not having environmental impacts on our area.   An appeal (not filed by the APN) to this has been granted and
now neighbors are invited to speak about this issue at an upcoming hearing.
